Introduction to all Parties including Title/Attorney, Lender and Agents in the transaction.
Coordinating the Earnest Money Deposit and ensuring it gets to the right place in a timely manner.
Weekly follow ups with the Lender to ensure appraisal, loan contingencies, delivery of the CD, etc. is on target.
Scheduling inspections and coordinating with the listing agent for access availability.
Ordering home warranties and ensuring delivery of invoices to Title/Attorney.
Verifying HOA, Survey, Title, Lien Search, Pay-offs, etc. are delivered within the timeframe necessary.
Uploading documents to the Broker's back office software to gain compliance approval.
Continue to monitor your back office to ensure DA/CDA is created to allow you to be paid at the table.
Work with the Seller/Listing agent to provide Buyer with critical information they need to know when taking possession (e.g. key location, utility info, mailbox location, etc.)
Scheduling closing and verifying all conditions of the contract have been satisfied prior to signing.
Courtesy follow up with the client via Agent-focused emails at 30-days, 90-days, and 1-year after closing, as well as a Homestead reminder email.
